About Alliance Homes

Alliance Homes Group, formerly North Somerset Housing, became an independent social housing provider in 2006 following the transfer of around 6,700 council homes. Today, it manages approximately 7,000 homes and employs just under 400 staff. The group provides affordable rented and low-cost ownership housing, as well as support services, maintenance provision, and renewable-energy initiatives. Key partnerships include local councils, community organisations, and developer trusts.

Performance & Accountability

In December 2024, the Regulator of Social Housing confirmed Alliance Homes’ G1 governance rating but regraded its viability from V1 down to V2—reflecting the financial pressures of investing in existing stock while expanding its development pipeline amidst economic uncertainty.

Despite this regrade, the regulator noted that Alliance still has the financial capacity to manage foreseeable risks through appropriate planning and risk mitigation.

Strategic Direction

For the year ending March 2024, Alliance Homes reported turnover of £55 million, manages about 7,026 homes, and has approximately 358 staff on board. They plan to deliver around 900 new homes between 2025 and 2030, part of an ambitious programme of growth and stock improvement.

According to their 2023–24 annual report, they delivered 174 new homes during the year and invested £9.5 million in major works — with plans to increase this investment to £12 million. Services for residents include efforts to reduce backlogs in repairs and improve customer satisfaction.

Resident Experience

Recent Ombudsman decisions reveal resident disputes over issues like pigeon infestations and fence replacements—highlighting concerns around responsiveness and maintenance consistency. However, details beyond these cases remain limited.

Alliance emphasizes partnership working, offering services such as property maintenance through its alliance with Brighter Places and Bristol Community Land Trust, as well as digital enhancements and support programmes for residents.
