About Beyond Housing
Beyond Housing is one of the largest registered social landlords in the North East and North Yorkshire, managing over 15,300 homes across six local authority areas and serving around 30,000 customers. Since its formation in 2018, the provider has grown steadily, employing over 700 colleagues and offering a wide range of services—rentals, shared ownership, independent living support, and community investments.
Performance & Accountability
As of the 2023–24 financial year, Beyond Housing reported group turnover of approximately £93.7 million and a pre-tax surplus of £7.5 million. The group invested about £40.7 million in new housing and £40.2 million in maintaining its existing stock. In a September 2022 regulatory update, Beyond Housing’s governance rating was downgraded to G2, while its viability remained strong at V1, signalling continued financial resilience amid governance concerns.
Strategic Direction
Beyond Housing’s five-year strategy (2020–2025) has delivered over 2,000 new homes to date, with an updated target of around 2,750 homes by 2030/31. In 2023–24, the group completed 291 new homes, including affordable rent, shared ownership, rent-to-buy, and outright sale properties. Major projects like the Church Lane regeneration in Eston received approximately £16 million investment. The provider also focuses on enhancing customer experience and energy efficiency while expanding its independent living (‘Reach & Respond’) services.
Resident Experience
Housing Ombudsman cases reveal concerns over property letting, complaints handling, communication about arrears or tenancy conditions, and boundary or antisocial behaviour issues. While these cases are isolated, they underscore areas where quality assurance and responsiveness could be strengthened.
