About Broadacres

Broadacres Housing Association is a not-for-profit provider with a vision to become the best rural housing association in England. Managing over 6,500 homes, it provides a wide range of services including in-house property maintenance, extra-care schemes, women’s refuge, young homelessness accommodation, and support for individuals with learning disabilities and mental health needs.

Performance & Accountability

In October 2024, the Regulator of Social Housing rated Broadacres’ governance at G1, while downgrading viability to V2, indicating that its financial strategy and oversight are sound but warrant closer attention. Financial records to March 2024 show a small deficit before tax of approximately £297,000, suggesting a need for fiscal caution.

Strategic Direction

Broadacres remains committed to its rural mission, supporting its communities through specialist housing services and maintaining high-quality standards. The transition to V2 reflects an evolving financial context rather than performance decline, and the organisation continues to focus on prudent financial planning and service delivery.

Resident Experience

Recent Housing Ombudsman cases involve complaints about anti-social behaviour handling and issues with the installation of air source heat pumps. These indicate the organisation should further improve in areas surrounding repairs, responsiveness, and technical installations.
